Home Staging Secrets: How to Make a Home Feel Welcoming
As a home stager, one of the primary goals you have is to make each client’s home feel welcoming. You want prospective buyers to feel comfortable and “at home”. When the home feels welcoming, it’s easy for the buyer to envision living there. On the other hand, a home that feels sterile and cold will subconsciously repel the buyer.
Here are four tips to keep in mind:
Smell matters. Smell is one of the first things a buyer will notice upon entering , whether they realize it or not. If the property smells dirty, musty, smoky, or even too much like the family dog, it’s going to make a negative impression. Air fresheners, candles are not encouraged by stagers so opening the windows is a great way to create an appealing aroma.
Choose neutral colors and furnishings. The objective shouldn’t be to stage a dramatic layout, like what you’d see on a TV set or in a movie. Instead, keep the colors meutral and the layout must maximize flow. Neutral colors and furnishings allow your potential buyers to envision their furniture and their colors… and that’s the goal!
Offer a snack and something to drink. Providing light refreshments is a great way to make your buyer feel welcome; eating and drinking in the kitchen will make it even easier for people to imagine living in the home. Don’t fake the feelings in a house though by baking- it only sends a message of duplicity, as in what smell are you trying to hide.
Clean is good… sterile is not! It is important that the house is clean and orderly. But you also don’t want it to feel like a hospital. Spraying the home down with bleach immediately before the buyer arrives for a meeting won’t help your cause! As a professional home stager, you want your business to grow. That’s why you work hard for your clients, that’s why you invest time and resources into marketing, and that is the reason you invest into yourself in the form of education.
Here’s the reality: if you continue to apply proven principles and continue to learn from the experts who have “been there and done that”, your business will continue to grow. Now obviously, growth is a good thing! But it can also present challenges that you may not be expecting—and if you aren’t prepared, these challenges will jeopardize the future of your home staging business.
In order to prepare your staging business for growth, here are four questions you must answer:
The last three years have been difficult for businesses in just about every industry. The recession and the subsequent slow recovery have caused consumers to cut spending across the board. Because there is less money being spent, businesses are forced to compete intensely for a piece of the proverbial “shrinking pie.” The home staging industry is no exception—as in investment that may have been a no-brainer for a home seller in 2007 is now a much more difficult sell.
But it is important to understand that a slow economy doesn’t mean that your business has to struggle. It means that you may have to work harder, and certainly smarter, in order to generate the revenue you need. It means you have to arm yourself with the latest industry knowledge and techniques in order to maximize effectiveness.
And while some home stagers may find this reality discouraging or intimidating, there is a silver lining: the techniques and strategies that work in a down economy will work just as well when the economy recovers fully. This means that, if you can develop a profitable business right now while times are still tough, you will be in prime position to thrive as the economy improves. Below are five tips to keep in mind as you grow your business in a down economy:

January 2011 CSP International™ Academy launched the International Masters™ program – open to ALL Stagers across the world….are you working towards yours?
The simple message to the consumer is that as a stager you believe education is important so you can bring the latest knowledge and skills to their properties.
To qualify and be awarded the CSP International Masters™ designation a stager is required to have successfully completed the CSP® foundation business program or equivalency exam, have a proven 2yr + qualified work experience in the staging industry with an outstanding portfolio, a record of consumer excellence, business insurance and earned a minimum of 28 education credits (every two years.) As you know agents have to maintain their license by taking courses and accruing 24 CEUs every two years. The International Masters designation once earned has to be maintained by earning continuing education credits every 2 yrs; agents will respect this. When you graduate from the CSP® program you have 16 CEUs towards the 28 you need over the two years following graduation. If you do not apply for the designation at that point you will need to retake the class in order for the credits to be deemed current. During of the two years following graduation as you take webinars and additional training classes it is your responsibility to maintain a record of the courses, webinars, credits and dates to support your application(when you are ready to submit). The longer the time frame the less likely the credits will count as the whole point of the message to consumers that you have the most current information/education. We are sending a message to agents that a CSP designation actually means superior education and a commitment to higher standards. We also responded to a missing link in the industry – that of educating agents how to work with stagers. A real estate professional survey we conducted in 2007/ 08 and 09 where we learned 98% real estate professionals believe staging is a crucial step in the process of selling property but less than 20% had done anything about it. Most cited lack of knowledge and know how of process as the main reasons. So to fill the gap and help educate as of May 2012 CSP Elite™ and CSP Elite™ affiliate status will again be available to CSP® graduates and real estate professionals who want to take their business to the next level.
