Vacant staging is an important revenue stream that can greatly increase a stager’s revenues – it is also quickly becoming the service most associated with the staging industry.

Thinking of offering vacant staging services?  Currently offering vacant staging services but have difficulty navigating the vacant staging landscape?  Have you invested time and money into vacant staging only to find that you are not achieving desired income/profit levels?

The Certified Staging Professional’s Vacant Staging Specialist™ designation provides stager’s with the additional skills and knowledge to be a vacant staging expert. It aims to provide important experience and valuable expertise resulting in growth and profile for all stagers and in increased revenues for their businesses.

With the Vacant Staging Specialist™ designation stagers will have no doubt of their ability to complete a top notch vacant staging, and to be paid well for it!

They will also understand how to scale their current business so that it is poised for the growth that comes with offering vacant staging services. The use of rentals in vacant staging is an additional revenue stream opportunity for stagers.
The program teaches you how best to capitalize on this.

Stagers not only learn how to market this new service to the agents, investors and builders, you will gain insight on the behind the scenes aspect of expanding into this niche. Where to buy, what to buy, how to store it and much more!

To earn the Vacant Staging Specialist™ designation you are required to:

  • attend the two 3-hr webinars
  • pass the exam with 75% grade or higher

  • How to determine how much cash you will need to invest into the business and where to get that cash
  • How to establish successful business systems
  • Developing your outside support team
  • How to determine overhead and build a pricing model for your INDIVIDUAL business
  • How to determine if your business is truly profitable
  • How to determine how much inventory you will need to reach your financial goals and where to procure said inventory
  • How to price your vacant staging services
  • Storing your inventory/warehousing and office space
  • Implementing an inventory tracking/control system
  • Finding and hiring the right people for your team and when
  • Creating an employee manual
  • How to keep business in the pipeline 12 months of the year
  • What to do when your competitor is offering low-ball pricing
  • Complete step by step tutorial of the entire vacant staging process from initial inquiry through final de-staging including critical items that need to be included in your staging contract

Liz Connolly Bio:

Liz Connolly, President, INhance IT! Home Staging Florida has been involved in sales and marketing in a variety of industries for over 30 years and in six states. She has worked for several major homebuilders and has been responsible for overseeing all elements of interior and exterior selections, design and merchandising for builder model and inventory homes. Her company has received over 10 staging industry awards and has been recognized by Real Estate Staging Association as one of the top 10 every year since 2015.

Liz, in partnership with her daughter Courtney, founded INhance IT! Home Staging St. Louis in January 2007 and sold the firm in 2019. Liz now owns INhance IT! Home Staging Florida and is currently concentrating her efforts on staging training for the home staging industry and continuing education for real estate professionals.

Liz is a CSP graduate and has also achieved the International Master of Real Estate Staging designation.  Liz is a CSP Elite Stager, Occupied Staging Specialist, Vacant Staging Specialist and Residential Renovation Project Manager as well as an Approved CSP Mentor. In early 2018 she was approved as an Instructor for the Vacant Staging Specialist™ program. She is a member of the Real Estate Staging Association (RESA-PRO), is a RESA approved Continuing Education Instructor and has been a guest speaker at the annual RESA Convention in Las Vegas.

Liz has been a guest speaker for a variety of events and has appeared on numerous panels, television promotions and magazine articles. Liz has been a guest judge for the Parade of Homes in the Atlanta, Indianapolis and Nashville.  She regularly attends national furniture markets to purchase inventory and stay abreast of the latest furniture trends for the staging industry. Liz creates and presents an annual color and trends program for the staging and real estate industry.

Liz’s company has revenues of over $1M annually and has staged over 5,000 vacant properties totaling over $1 BILLION in real estate.  In preparation for this program she has interviewed dozens of staging professionals, asking the question “What’ are the top challenges in your vacant staging business”.  Tune in and see if you can relate and get answers that will help you take your staging business to the next level.
